시내에서 자하문터널을 가기 전, 청운동 자하문로 북쪽에 위치한 근린생활시설 건물이다. 주입면은 동향이며, 남측 조망은 인접 건물에 의해 제한되는 조건을 갖고 있다. 반면 북동쪽으로는 북악산을 향한 뛰어난 조망이 열려 있으며, 특히 상층부로 올라갈수록 그 풍경이 더욱 확장된다.

이러한 대지 조건에 대응하여 건물의 모서리를 곡면으로 처리하였다. 북동측 코너는 북악산을 향해 열어 조망을 적극적으로 수용하고, 남동측 코너에는 계단실을 배치해 기능적으로 활용하였다. 조망과 동선이 평면의 구성을 결정하였다. 각 층은 소규모 사무공간으로 구성되었으며, 특히 4층에는 두 개의 천창을 설치하여 오후 시간에도 서향의 빛이 간접광으로 유입되도록 만들었다.

 

외장 재료는 층별로 성격을 달리하였다. 1층에는 전라북도 부안에서 생산된 크림색 유약벽돌을 사용해 내오염성을 강화하였고, 2층 이상은 경상북도에서 제작된 수직 질감을 가진 무광 적벽돌로 마감하였다. 전체적인 비례는 영국 조지안 시대 건축에서 영감을 받았다. 창이 없는 부분에도 거짓창을 두어 입면의 규칙과 리듬을 유지했으며, 창틀 내부에는 백색 프레임을 덧대어 적벽돌이 가진 무게감을 완화하고 보다 가볍고 선명한 인상을 더했다.

This small office building is located on the northern side of Jahamun-ro in Cheongun-dong, just before reaching the Jahamun Tunnel from the city centre. The main façade faces east, while the southern view is constrained by an adjacent building. In contrast, the site opens toward the northeast with an exceptional view of Bugaksan Mountain, a panorama that becomes increasingly expansive on the upper floors.

In response to these conditions, the building’s corner was designed with a curved form. The northeastern corner is opened toward the mountain to fully embrace the view, while the southeastern corner accommodates the stairwell as a functional element. In this way, both the surrounding landscape and circulation flow became key factors shaping the plan. Each floor is organised as a small-scale office space, and on the fourth floor, two skylights were introduced to allow soft western light to enter indirectly in the afternoon.

The exterior material palette varies by level. The ground floor is finished with cream-colored glazed bricks produced in Buan, Jeollabuk-do, enhancing durability and resistance to staining. Above the second floor, the façade is clad in matte red bricks with a vertical texture, manufactured in Gyeongsangbuk-do. The overall proportions draw inspiration from Georgian architecture. Even where no openings were required, dummy windows were incorporated to preserve the rhythm and order of the elevation. White frames were added within the window reveals, lightening the visual weight of the red brick and contributing a crisp and refreshing character to the façade.
