혜화 테라스는 혜화동 언덕 상부에 자리한 단독주택이며, 암반 경사지에 놓여 있던 기존 구옥을 철거하고 새롭게 들어섰다. 경사진 대지에 더해 지반 전체가 암반으로 이루어진 까다로운 조건 속에서, 무리한 절토 대신 경사지의 특성을 존중하고 적극적으로 활용하는 계단식 구성으로 계획하였다.

도로와 맞닿은 지상층에는 차고와 주출입 현관을 두고, 2층에는 손님을 위한 게스트 공간을 배치하였다. 3층은 거실과 침실, 욕실 등 가족의 주 생활공간으로 구성되며, 4층에는 서재와 작업실, 명상실을 두어 보다 내밀한 시간을 담았다. 최상층인 5층에는 옥상정원을 마련했고, 4층 서재 옆으로도 여러 개의 계단식 테라스를 두어 도심을 바라보며 차를 마시거나 작은 텃밭을 가꿀 수 있는 여유로운 외부 공간을 확보하였다.

계단식 매스는 또 하나의 의미 있는 외부 공간을 만들어냈다. 2층 후면의 작은 정원은 원래 암벽과 건물 사이에 끼어 있던 습하고 어두운 틈에 가까운 공간이었다. 건물을 암반에서 일정 거리 이격하고 상부의 후퇴 공간을 통해 빛과 바람이 스며들도록 함으로써, 이 음습한 영역은 밝고 깊이 있는 뒷뜰로 전환되었다.

북측 일조사선이 만드는 법적 제약 또한 공간적 가능성으로 재해석되었다. 3층 거실 일부는 층고를 7미터 이상으로 확보해 수직적 확장을 강조했고, 상부에는 고측창을 두어 남향의 빛이 간접광으로 실내 깊숙이 흘러내리도록 했다. 이 은은한 빛은 길에서 안쪽으로 이어지는 공간까지 부드럽게 확장되며, 계절과 시간에 따라 분위기를 조용히 변화시킨다. 도로와 2층 게스트 공간 사이에는 외부 아케이드를 두어 자연스럽게 프라이버시를 확보하는 동시에 도시와의 관계를 완전히 단절하지 않도록 했다. 4층 서재에는 남서측으로 큰 곡면창을 계획해 남산에서 와룡공원까지 이어지는 극적인 파노라마 조망을 담아냈다.

외장에는 덴마크 페터슨의 콜룸바 (Kolumba) 벽돌을 사용하였다. 건축주와 함께 선정한 네 가지 색조의 벽돌을 치밀하게 조합해 쌓고, 줄눈의 색과 깊이까지 섬세하게 조정하여 계절과 시간의 변화에 따라 입면이 다양한 색감과 질감을 드러내도록 했다. “돋보이되 주변과 잘 어울리는 건물”을 바랐던 건축주의 의도처럼, 이 주택은 스스로의 존재감을 유지하면서도 혜화동의 풍경 속에 조용히 스며든다.

Hyehwa Terrace is a private house for a couple, located on the upper slopes of Hyehwa-dong. The project replaces an old dwelling that once occupied this steep, rocky hillside site. Given the challenging conditions—both the sloping terrain and the bedrock foundation—the house was conceived not through excessive excavation, but through a terraced composition that embraces and responds to the natural topography.

The ground level, facing the street, accommodates the garage and main entrance. The second floor contains a guest suite, while the third floor is organized as the primary living level, including the living room, bedroom, and bathroom. The fourth floor was planned as a more intimate layer of the house, housing a study, workshop, and meditation room. At the top, a rooftop garden crowns the fifth floor, and a series of stepped terraces beside the fourth-floor study provide generous outdoor spaces where one can enjoy views over the city, have tea, or cultivate a small garden.

The overall terraced arrangement also generated another meaningful exterior space. Behind the second floor lies a small garden that was once a dark and damp gap between the building and the rock face. By setting the house slightly away from the bedrock and allowing light and air to enter through the stepped setbacks above, this neglected zone was transformed into a bright and welcoming backyard.

Legal constraints imposed by the northern daylight setback were likewise reinterpreted as spatial opportunities. Part of the third-floor living room rises to a height of over seven meters, creating a generous vertical openness. High clerestory windows above bring southern light deep into the interior as soft indirect illumination. This gentle light extends into the depth of the house, subtly transforming the atmosphere with the passing seasons and hours of the day.

An outdoor arcade was introduced between the street and the second-floor guest area, securing privacy while maintaining a porous relationship with the city. On the fourth floor, the study opens through a large curved window facing southwest, framing a dramatic panoramic view stretching from Namsan Mountain to Waryong Park.

The exterior is clad in Kolumba bricks from Denmark. Four carefully selected tones were combined with meticulous attention, and the colour and depth of the mortar joints were finely adjusted to allow the façade to reveal shifting textures and hues over time. Reflecting the client’s wish to create a house that stands out yet harmonizes with its surroundings, Hyehwa Terrace maintains its own presence while quietly blending into the landscape of Hyehwa-dong.
